Honestly, the only reason I took a lease here was because of two things: 1. how nice the manager at the time (Rochelle) was and 2. because I was in a hurry for securing housing as the school year approached.
This place sucks. The hardwood floors creak awfully loud, the "super studio" I was given is nowhere near super, windows are so old and broken they won't even open, the water in the sink and shower comes out brown after not being in use for a long time, and there are a great collection of termites and silverfish.
Living here could be worse. It's relatively quiet, apart from my super loud neighbor who blasts his TV at late hours of the night. It's ugly though. I guess the company who manages it thought that a beige and brown color scheme would look great (spoiler alert: it doesn't)
My largest gripe with this place is the NEW manager Trish. She absolutely doesn't give a crap about this deteriorating place. She may seem nice when you first meet her, but then she's snippy and cold and deflecting when you need repairs done. I've mentioned MULTIPLE times to her about things broken in the apartment when my lease first started. 5 months in, and many of the things I've reported are still broken: broken windows, locks that do not even lock, exposed wiring in electrical outlets... This place needs a major makeover.
Anyway, I could go on about how unkempt and terrible this place is. But if you're considering living here, don't. The rent is too high. 1900 for a shitty studio? There are much better places in Westwood for a fraction of this cost. Don't let competitive housing screw you over like it screwed me. Look elsewhere, and do not consider this place whatsoever. The managers WILL lie to you. I asked to see a bigger unit, but they said that the unit I was shown was the biggest they had, because the unit next door (which was an actual super studio) was taken. Come move in time, my neighbor signed a lease for the unit next door a WEEK after I moved in. I thought that the unit was leased already?
I'm writing this review because I know this company hunts down students who are looking for housing for the school year, and like me, I didn't see awfully terrible reviews on BruinWalk for this property. I'm just looking out for my fellow Bruins and hoping this review will make you reconsider signing a lease here. And if you see Westside Habitats elsewhere in Westwood, do not bother. Go with a mom and pop, independently managed building. These large companies prey on students and want to exploit them because they know we'll have to chock up the money.
UPDATE: the newest manager (LMAO @ the fact that this building has seen 3 managers in the past 8 months) Molly is good. She's nice and checks in on residents to ensure that things are working smoothly. Way better than Trish. However, my review of the units themselves still stand. Molly's great, but 478 Landfair, as an architectural concept, is not. Stay away!
I love this apartment. I wish I could stay here longer. Pretty quiet, clean, good environment. Hardwood floors are nice. Very comfortable 1 bedroom apartment for two. The landlord is great and if you have repairs needed, she gets them done in a timely manner.
P.S. The salty review below is extremely exaggerated. I should know. I was her neighbor also. She complained about everything.
I think it's important to realize that you are living in a college town. The rent is high because you're living walking distance to a university.
I THANK THE GODS EVERY DAY I NO LONGER LIVE HERE. My first neighbor was a mentally unstable escaped convict living with his mother in a studio apartment and I reported his actions (drug use, yelling, blasting music from 2am to 7am, smashing his furniture at 3am, threatening behavior to us) constantly to the landlord begging them to evict him. I started having nervous breakdowns living there. The dramatic conclusion came when I literally had a bunch of police with guns in hand outside my door staking out attempting to arrest him. My other neighbors were horrible people and constantly parked in the shared entrance to the back parking lot blocking our access, chain-smoked in front of our air-conditioning vent so our apartment stunk, threw parties, blasted screamo music all night, cut their toe nails IN FRONT OF OUR DOOR REGULARLY and verbally harassed us. The human trash of westwood. This is not even getting to the actual apartment. When I moved in, it had not been cleaned. It was filthy. The bathtub was stained black and yellow, my feet turned black within minutes of moving in my furniture, and I even got glass in my foot from the dirty floor on move in day. Literally it had not even been swept. Three windows were stuck open on a ground floor apartment. Repair man laughed at me when I demanded they be fixed, as it made break-ins laughably easy on the ground-floor apartment. Moved out two weeks early, was charged "Extra rent" as if I stayed late!!!! LOL and moved out over TWO MONTHS AGO still not received my deposit check!!! Just checks that conveniently "wouldn't cash" with hundreds and hundreds of $$ missing with bogus charges. The apartment needed soooo many repairs when I moved in and I never even got half of them. Still waiting on my deposit !~ STAY AWAY FROM THEM. SCUM
I have just renewed my lease fro the next year. This is a nice quiet place to live. There is a new manager and she has done a lot of improvements and has really turned this place around. We had some neighbors that liked to party, the previous manager never bothered taking care of it, and we called her one night when they were being really loud, and we saw her come over at 1am and stop the party and they have been quiet ever since. Our garbage disposal broke and she had it fixed the next day!!! She has been amazing and making this a great place to live.
If you do move in, make SURE you get the apartments on the 2nd floor. They come with hardwood floors, and it's nearly impossible to get sleep on the first floor when your neighbors are walking around upstairs. I have mixed reviews about this place mainly because I had horrible neighbors (all moved out by now, I think). Management is pretty hands off about everything, so a lot of people threw parties, good if you're looking to have fun, horrible if you want some peace and quiet. If you have complaints, management is reeeeally slow to get to you. There is only one set of laundry machines so if they break (which they did frequently), it takes them about a week to get someone down and fix them. Overall, I'd say living there was okay, but don't expect to get your security deposit back. I left the place very neat and with no damages and they deducted hundreds of dollars and refuse to return it. Unless you don't mind losing most/all of your deposit when you move out, I'd stay away from this place.
