Ok here we go let me tell you about this place. First of all to anyone even considering living here because of the lower cost compared to other apartments in the surrounding area do yourself a favor and opt for paying extra to live in a better place.
Stay absolutely away whatever you do I’m helping you out telling you this. This place it is literally the worst apartment in the entire area here are some reasons why and here are some things my roommates and I had to go through living in this place.
One, the surrounding area is very loud and even with the windows shut you can hear all the party music and people partying on Fridays and saturdays. I have heard countless couples fighting at 3am because someone cheated on the other person. Like who wants to hear that when they have to get up at 5 for work. Also It literally turns into a block party with people sitting and walking around the building walking party to party on Friday and Saturday nights. The area becomes packed with out of area people who come to try to get into UCLA parties so needless to say it gets very ratchet and loud. The apartment has tandem parking so when the out of area people come they don’t care they just park in your spot so when you come home someone is in your spot and it is almost impossible to find them so your screwed.
Two, Ron Cressy the landlord or property manager or whatever his title is, is an outright low life, scumbag, PIECE OF SHIT! Worst person and human being my roommates and I ever had to deal with. Other reviwers are right he is impossible to get ahold of, it’s like what he’s known for. So if youre thinking of moving in here get ready to be ignored and consider that. He won’t answer your emails, phone calls, or texts either and won’t even get back to you and when he very rarely does it’s weeks later. My roommates and I had a bunch of issues with the apartment that in the lease he is required to hire someone to fix which he agrees to and is bound by the lease to fix. But he proceeeded to tell my roommates and I to fix what was his job to take care. Like that’s absolutely ridiculous is his job and responsibility. Thank god my roommates father is a litigation attorney when he tried that bullshit my roommates father had a little chat with him and he sent a contractor the next day and fixed what needed to be fixed. Also P.L Schenk and Ron are down right crooks. When my roommates and I moved out he proceeds to make up bullshit deductions to our security deposits such as things that you can clearly see are over priced and bullshitted. My roommates and I know the charges are completely fabricated as well because one of my roommates were there and tried to get him to do a walk through to make sure the apartment was all good and to show him no damages and that it was all clean. When my roommate tried to do this he said “no need to walk through”. When I heard this I immediately thought he does this all the time doesn’t do walk throughs because he already knows what bullshit charges he going to put down. It seems like he does that regularly to steal the majority of tenants security deposits. But that’s horrible to do to college students. I guess that how he makes his money but it’s just sad and sucks to see he does this to college kids because students are already struggling as it is to afford a place in Westwood and to pull that shit after is just down right scum baggy and shows what a shit human being he is. There definitely is something shady going on as other reviewers have posted needless to say. I hope he gets what’s coming to him because like I said my roommates father is a litigation attorney and after he tried to pull this my roommates father is going to wipe the floor with him in court. Good luck Ron and P.L whatever. Only move in here if you know an attorney that will back you up. You’ve been warned stay cautious and stay away people!
Yeah as others have stated, this complex sucks. Honestly, there are no redeeming factors about it; not only do residents leave trash out on balconies, let their dogs defecate on site, and throw loud parties, but they also are quick to blame other units for their own actions. Management is awful; they will always claim that rent is late, will never lift a finger to complete any maintenance, and always blame any upkeep issues on misuse by tenants. The pipes rumble in the building at night, the pathways are falling apart, and trash is overflowing in the laundry room. Good luck getting your security deposit back; I have never met the landlord.
I just saw that there was a for rent sign located outside the complex and felt I needed to act to hopefully save someone the mistake of choosing to live in this dump. That's what it is, a dump. At the present, there is a Target shopping cart that has literally been sitting in the courtyard for weeks now. Which is not quite as bad as the time a homeless man brought a couch into the courtyard and slept on it for a period of about a week. Management has let this entire place go to hell and has been completely MIA since the summer. There's also something really shady going on with the landlord. Besides the fact that he has two names that he goes by (Ray Gonzalez and Peter Schenk), we get letters from the REAP program with the city of Los Angeles on almost a weekly basis which say that our landlord is extremely deficient with his bills from LADWP and that we may choose to pay rent directly to them instead of to our landlord. When we suggested we would begin paying rent to REAP if the state of the complex was not improved, he (illegally) threatened us with repercussions. Do yourself a favor and find somewhere else to live.
Do not live here. Period. This complex does not have a single redeeming quality, except maybe the (relatively) cheap rent. But you will probably make up the difference when you have to pay for your own repairs. The landlord, Ray Gonzalez (who goes by the alias P.L. Schenck) is a total slumlord. He is impossible to get a hold of, and does not respond to emails for weeks sometimes. The apartment was covered in layers of dirt when we moved in, despite him telling us that it had been "cleaned." The walls had been repainted, but it had been slapped on indiscriminately so the windows and pocket door to the kitchen were actually painted closed and there was splatter all over the floor. But less than a year later the paint had begun peeling off the walls. Stuff breaks all the time in and out of the unit. There are a lot of issues with the plumbing. At one point, a drain line clog caused sewage to come up through the drain in the shower and bathtub. On another occasion, we had to pay to get the kitchen sink unclogged because it was "our fault" according to Ray/P.L., despite paperwork from the plumber saying that it was caused by long-term neglect, while we had lived there for less than a month at the time. The water heater has gone out and the laundry room door is also constantly broken. When he does send people out to fix things, one of the maintenance guys has a visible swastika tattooed on his calf. There are a number of people in the complex with dogs who refuse to clean up after them, making it absolutely disgusting in the area back by the laundry room. The only thing this complex was good for was partying, but now the new building manager, Ron Cressey, is giving people grief about that without actually doing anything to fix the serious issues. DO NOT LIVE HERE. MANAGEMENT IS SCUM. Do not rent from Ray Gonzalez, P.L. Schenck, Ron Cressey, or Ramagon Investments.
If Ray Gonzalas did not share ownership of the property and did not have anything to do with the building it would be so much better. Dont count on getting your deposit back unless you have family thats a lawyer and dont count on getting any repairs fixed in a timely matter if at all.
I just read one the reviews of my recent building.. and i know who wrote it, they were obnoxious, filthy and smoked like a chimney and through they're butts in the hallways and grind them into the steps. They would never clean the laundry room, and would often have loud party's to the point where they break windows. As far the landlord goes, he was like any other, pay your rent and you get left alone. The maintenance man was probably 70 or so years old and walked with a cane but knew how to fix everything and was very palate. What else do you expect? If you don't pay your rent, you're going to get evicted/sewed... is that a surprise to anyone? The thing i liked most about living here, was the location to campus, the large rooms, very fair rent and the landlord since he lived out the area never came around.. in fact none of us ever met him, he never bothered us and i feel sorry for who ever has to deal those idiots who wrote such garbage, they're toxic evil people and i'm glad to be away from them.
This place sucks. Hands down. Not because of the location, not because of the parties, and not because of the apartments themselves. It sucks because the landlord fully encompasses what it means to be a "slumlord." The piece of shit has yet to repair our oven, which we have been asking to repair since December of 2011 (it's now June of 2013). He told us rent was one thing over the phone/ email, and we have been paying that. The minute we threatened to sue him for not fixing anything we asked of him, he brings up that we have not been paying our full rent according to the lease (off by $2.96). No wonder he manages to never give deposits back. When he actually does decide to get off his ass and send the maintenance guy here, I'm literally afraid to have him enter. He isn't scary or anything - he, honest to god, seems like he is going to fall over and die at any given moment... and I'm not exaggerating. Yes the place is great for parties, and yes the apartment itself is perfect for a first apartment, but DO NOT LIVE HERE! Not until management is out of this douchebag's hands. Oh, and it isn't under Ramagon Investments anymore. He probably changed the name (to P.L. Schenk) so he could start fresh and have no slander to his name. DON'T live anywhere that has anything to do with the names RAMAGON INVESTMENTS, P.L. SCHENK, DAVID MCCALLISTER, or RAY GONZALES!
I was so excited to move in here- cute apartment, rent was semi-reasonable, hardwood floors, big rooms. I would NEVER live here again. The management of this building (Ramagon Holdings) is TERRIBLE. Impossible to get a hold of, at one point took a month to fix a plumbing issue, hires incompetent handymen to do "yard maintenance" and work on the building when they finally show up. Recently, our building was put into the LA County REAP Program- basically, the county took possession of the building because the landlord had been failing to pay the water bill. Deposits never get returned, management blames damages that are caused by years of improper maintenance on tenants. All I can say is: don't get tempted by how decent the apartment looks- find somewhere that has honest, competent management, hires actual professionals to do plumbing and other work, and won't scam you out of your money.
Do not live here. The landlord has a fictitious business name called "Ramagon Investments" that he ducks behind to steal your security deposit. He kept the deposit of everyone in the building and you have to sue him to get it back -- good luck even finding him. His numbers are all fake and you send checks to a PO box. You will never meet him in your life, he just sends workers to the place to clean the front yard. His "assistant" is in on the whole stealing security deposits thing and in your lease you basically sign away any right of this assistant to you finding your money from the landlord. The landlord is a true thief.
Very loud apartment, don't expect to sleep/study here. Parties 24/7.
The plumbing/kitchen stuff all breaks and it will take a few months for repairs, if at all.
Need I go on? Don't live here or let your friends live here.
While the apartment is cute (hardwood floors, big windows) and wonderfully affordable, there is one notable downside. The landlord is absolutely awful about returning calls or fixing things. The building is old and the landlord cheap, so just cross your fingers that nothing breaks while you're living here, since the landlord will blame you for it and claim that he is not responsible. He might even cancel his cell phone number without telling you. Consider yourself warned.
Side note: everyone living on the block is a student, so unlike Veteran or parts of Kelton, there are no neighbors to complain about loud parties. This can either be a good thing or an obnoxious thing, depending on your preferences and your midterm schedule.
